🆔 Personal Identification

National ID Card or Passport
Valid, clear copy (both sides). For non-citizens, valid passport and work permit.
KRA PIN Certificate
Tax compliance certificate. Must be valid and up to date.
Passport Photos
2-4 recent passport-size photos (white background).
CRB Credit Report
Obtain from Metropol or CreditInfo. Must show clean credit history.

💼 Employment & Income (Salaried)

Employment Letter
Official letter from employer confirming position, salary, and employment date.
Latest Payslips
Last 3-6 months' payslips. Must show gross pay, deductions, and net pay.
Bank Statements
Last 6-12 months' bank statements showing salary deposits.
Payslip from Previous Employer (if applicable)
If changed jobs within last 2 years, provide previous employment details.

📊 Self-Employed (Additional Documents)

Business Registration Certificate
Certificate of incorporation or business registration.
Audited Financial Statements
Last 2 years of audited accounts.
Business Bank Statements
Last 12-24 months of business bank statements.
Tax Returns
Last 2-3 years of filed tax returns with KRA.

🏠 Property Documents

Sale Agreement
Signed agreement between buyer and seller.
Title Deed
Copy of the property's title deed for verification.
Property Valuation Report
Conducted by a bank-approved valuer.
Certificate of Search
Land registry search proving clean title.
Building Plans (if applicable)
For properties under construction or new developments.

💰 Financial & Insurance

Proof of Down Payment
Bank statements showing deposit has been saved.
Other Assets/Liabilities Statement
List of other loans, assets, or ongoing commitments.
Mortgage Protection Insurance Quote
Required by banks. Can purchase through bank or external provider.
Home Insurance Quote
Fire and special perils insurance for the property.

⚖️ Legal Documents

Engagement Letter with Lawyer
Proof that you have hired a lawyer to represent you.
Power of Attorney (if applicable)
For diaspora buyers or if someone is signing on your behalf.

📌 Important Notes

All documents should be: Clear, legible, and in PDF format (for online applications).

Validity period: Most documents (payslips, bank statements) should be less than 3 months old.

Additional documents: Some banks may request extra documents. Always confirm with your chosen bank.

Translations: Foreign language documents require certified English translations.
